What a three season room gives you

A three season sunroom in Mission Viejo is a room closed in with windows or screens but no heating or cooling, so your patio or deck becomes a space you'll sit in most of the year without heating and cooling another room.

Most calls we get come from homeowners with a patio or deck they hardly use, and the real question is what kind of room fits there. The price moves mostly with the size of the room, whether your slab or deck can carry walls as it is, and whether you want insulated glass from the start. The schedule turns on that same base work plus the city's permit and inspections, and the written estimate after my visit gives you your own figure.

We're licensed and insured, and since Mission Viejo takes every permit and inspection online, we do the filing and book the inspections ourselves, then let you know early if the city or your HOA needs anything from you.

  • I look at every job myself

I've been doing this since 2013, and I still come out to every estimate myself, then our own crew does the build, so the room you agreed on is the room that gets built.

  • Base first, walls second

If your slab or deck needs work, I tell you on the first visit, because a sunroom is only as good as what it sits on and that's the cheapest time to know.

  • Sized for how you'll use it

We'd rather build the room you'll sit in every week than the biggest one we could sell you, so we talk about how you'll use it before we talk about size.

How we build a three season room

This is the room for people who want glass but no heating or cooling, so most of the decisions are about the base. We pick between a wood deck, concrete or piers based on how your yard slopes and what you want to spend, and I'll tell you which one makes sense on the first visit.

If your patio already has a cover over it, closing in the open sides is often the simplest way there, and that's what our patio enclosures work covers. If the yard is an odd shape or you want a roof line, layout or glass that doesn't come off a standard plan, that's where custom sunrooms come in.

Once the base is settled and the permit is in, our own crew frames the room, sets the windows or screens, ties it into your house and cleans up before we leave. We won't stack a new room on a base we haven't checked, and we won't talk you into more room than you'll use. Satisfaction guaranteed on every job.

Where a three season room makes sense

A covered patio nobody sits on

If you already have a cover and a slab, glass or screens on the open sides can turn that dead space into a room, and I'll tell you up front whether what's there is ready for walls.

A raised deck off the back

A wood deck is one of the bases we build on, so if yours is sound it can become the floor of the new room instead of something you tear out and replace.

A yard that slopes away

When the ground drops off behind the house, piers can give you a level floor without reshaping the whole yard, which is why slope is one of the first things I check.

Glass without another HVAC system

If you want to sit out of the wind, dust and bugs most of the year but don't want to heat or cool another room, this is the room we'd point you to.

Get a written estimate for your room

Send the form and we'll reply within one business day. Then I come out at no charge, measure, check your slab or deck and talk room type, and we send a written estimate with no obligation.

  • Have a rough size ready

A rough length and width of your patio or deck helps, so I show up with an idea of what fits instead of starting from scratch in your backyard.

  • Send a photo of the base

A photo of the slab or deck lets me spot cracks, thin edges or tired framing before the visit, so we spend our time on the parts that matter.

  • Look up your fire zone

Note which fire hazard zone the city's map puts your property in, since it's one of the first things I'll ask about when we sit down to plan.

Three season sunroom questions we hear

Straight answers to what homeowners ask before closing in a patio or deck with glass or screens.

How is a three season sunroom different from a four season room?

A four season room is fully enclosed, heated and cooled, with all-weather windows, while a three season room usually has no heating or cooling and uses uninsulated windows or screens. A screened porch sits below both, with screens and no windows at all. If you want glass but don't want to run a system out there, three season is the fit.

How much does a sunroom cost in Orange County?

Building a sunroom in Orange County usually costs about $120 to $200 per square foot, and that's the market range for sunrooms in general, not our price. Larger rooms that need a foundation and get heating and air conditioning land at the high end. On a three season room, the size and the base usually move it most, and your written estimate gives your own figure.

Can my existing patio slab hold sunroom walls?

Sometimes, but a slab that's fine to walk on may not have the thicker edges or footings, the buried supports that carry the weight, that enclosure walls need. That's why the slab gets checked before anything else is planned. I look at yours on the first visit and tell you plainly if it needs work, because I'd rather say it then than after the walls are up.

Should a three season sunroom go on a deck, concrete or piers?

One sunroom maker's guide calls concrete the strongest, most permanent base, a wood deck more adaptable and possibly lower cost, and piers with beams a good fit for slopes and existing surfaces. So your yard's shape and your budget decide it. If your yard drops off, piers are usually where I start, and on flat ground with a good slab, concrete is hard to beat.

Should I insulate a three season sunroom now or add it later?

Decide now, because insulated windows and insulation in the walls, floor and roof are much easier to put in while the room is being built, and adding them later can often cost more. If you think you might want a warmer room someday, tell me at the estimate so we plan for it. If not, skip it and keep the room simple.

How do I find my fire hazard zone in Mission Viejo?

Type your address into the city's Interactive Map Viewer and it shows which fire hazard zone your property is in. The city's updated maps changed some Very High zones and added High zones, so look again even if you checked before. It's a quick early step that keeps the planning on solid footing.
