A patio you hardly use
Most of our calls start here. Closing in a slab you walk past every day gives you a room with heating, cooling and all weather windows that you'll actually sit in.
Patio or deck sitting empty most of the year? We turn it into a heated, cooled room with all weather windows.

An all season room in Mission Viejo, CA is a fully enclosed room with all weather windows, heated and cooled so you can use it on the hottest and coldest days of the year, not just the mild ones.
Most people who call us have a patio or deck they hardly use and want a room they'll actually sit in. The first decision is whether you need it heated and cooled at all, and I'll tell you straight if a three season room would serve you just as well.
The price moves mostly with the size of the room, whether it needs a new foundation or a deck that has to be strengthened, the heating and cooling, and how much insulation you put in. The schedule turns on the shape your slab or deck is in and on the city's permit and inspections, which we file and book for you as a licensed and insured contractor. After I measure and look over the base, we send a written estimate with your own figure.
I look at every yard myself, and our own crew builds the room, so the person who planned it and the people building it are working from the same notes.
A sunroom is only as good as the slab or deck under it. I'd rather tell you up front that the base needs work than find out after the walls go up.
We'd rather build the room you'll sit in every week than the biggest one we could sell you, because extra square footage adds cost and more space to heat and cool.
Early on, we decide with you whether the room opens into the house or stays closed off with its own heating and cooling. I don't let that choice wait, because it changes a lot of the energy work that follows.
Next we look hard at what the room will sit on, and any slab or deck repair goes into the plan before anything is framed. Highly insulated windows and insulation in the walls, floor and roof make the room cheaper to run, and they're much easier to put in while we build, so we settle them in the first plan instead of adding them later at more cost.
If you don't need full heating and cooling, one of our enclosed patio rooms may suit you better and cost less. If you want more glass and light overhead, ask me about solarium installation when I'm out, and we'll compare the two for your house.

A sound deck can become the floor of a year-round room. I check it on the first visit so any strengthening is part of the plan from the start, not a surprise.
When the room opens straight into the house, it works as part of your living space for meals, homework or guests, and it feels like part of the home, not a porch.
Some owners want a closed-off office, studio or reading room. It gets its own heating and cooling, so you only run it when you're in there and the house stays as it is.
Send the form and we'll reply within one business day to set a time. I come out, measure, look over your slab or deck and talk through room types, then we send a written estimate, free and with no obligation.
Give us a rough size, even just the patio's footprint. Size is one of the biggest things that moves the price, so it helps me come ready to talk about what fits.
Tell us if the room would go on a deck or a slab. A deck often needs strengthening for the added weight, so I'll want to look underneath when I'm out.
Let us know if you want it heated and cooled, or if a three season room might do. That choice changes the windows, insulation and price, so it's worth flagging early.

Straight answers on cost, permits, decks, soil and what sets an all season room apart from a three season room.
A sunroom in Orange County usually costs about $120 to $200 per square foot. Larger rooms that need a foundation and have heating and air conditioning sit at the higher end of that range. Your written estimate gives your own figure for the size, base and windows you choose.
An all season room is fully enclosed, heated and cooled, with all weather windows. A three season room, like most enclosed porches and patios, isn't heated or cooled and has uninsulated windows or screens. If you want to use the room on the hottest and coldest days, go all season. If it's mostly for mild evenings, three season can be enough.
It can work, but national sunroom guidance says a room on an existing deck will typically need added beams, posts or footings to carry the extra weight. A local structural engineer can tell you whether your deck is suitable, so plan on that check and any upgrade. I look under the deck on the first visit and tell you plainly what I see.
Mission Viejo takes all permit applications and inspection requests online through the city's building services portal. We file the permit and book the inspections, and we let you know early if the city needs anything from you. Inspections happen the next business day when the request is in before 4:00 PM, and I'll show you where they fall in your build.
Not always. Under the national energy code, as the sunroom trade group explains it, a room with its own heating or cooling that keeps the house's existing doors and windows follows special rules. A room left open to the house follows the same rules as any other addition. Either layout works, but they're planned differently from the start.
It can. The city notes that expansive soils, the kind that swell and shrink with moisture, are common in Mission Viejo, and so are high sulfate levels, which set terms for concrete touching the soil. Fire hazard zones in the city also changed with new maps, so I check your lot. We're based here and work across the Orange County cities around it.
