Sunroom additions
A room added off the back of the house with its own roof tied into yours. I check the slab or footings first, because the whole addition rests on them.
Apex Mission Viejo Sunrooms and Patios builds sunrooms, screen rooms and patio enclosures in Lake Forest, CA, turning a backyard slab or wood deck into a room you'll actually sit in.

Lake Forest is close-by work for us. We're based in Mission Viejo and work across the Orange County cities around it, including Aliso Viejo and Irvine. The calls we get here sound a lot like the ones everywhere else, a concrete patio or a wood deck out back that hardly gets used and a homeowner who wants a room out there worth using.
Before we talk glass or roof panels, I look at what's under the room, because a sunroom is only as good as the slab or deck it sits on. A cracked or sloping slab, or a deck that wasn't framed to carry walls, needs work first, and I'd rather tell you that on the first visit than after the walls go up.
The price moves with the size of the room, the type you choose, from an open screen room up to an insulated four season room, how the roof ties into your house and how much the base needs. The schedule turns mostly on that base work, the materials we order for your room and the inspections. I measure and look it all over on site, and then we send a written estimate with your own figure.
I come out to look at every Lake Forest job myself, and our own crew does the build, so what I saw in your yard is what the crew plans around.
I'll steer you to the room you'll sit in every week, even when it's smaller than you first pictured, because a room that sits empty is money spent on nothing.
Plenty of Lake Forest homes sit in HOA neighborhoods, so if your HOA or the city needs anything from you, we tell you early so the build isn't waiting on it.

An insulated, glassed room built for everyday use all year. It costs more than a three season room, so I steer you to it when you'll use the room most days.
A glass or panel room without the heavy insulation, made for spring through fall. It's lighter on the budget and a good fit when you use the backyard in warmer months.
We close in an existing covered patio with windows, screens or panels to keep out wind, bugs and leaves. If the cover's posts are tired, I'll say so first.
A room laid out to your house and yard, with the size, roof pitch and window layout chosen around how you'll use it. Odd-shaped patios and corner spaces usually land here.
Our own crew handles the build, from base prep through framing, glass, roof panels and trim. You deal with one company from the first visit to the final cleanup.
We update older sunrooms with new glass, roof panels, flooring or insulation when the frame is still sound. If leaks or a sagging roof point to the base, we fix that first.
A screened room on your patio or deck keeps the breeze and shuts out bugs for less than glass. It's a good start when you're not sure how much you'll use it.
Many of our calls start with a concrete patio nobody sits on. We check the slab for cracks and slope, then build the room once it's ready to carry walls.
A wood deck built for chairs and a grill isn't always built for walls and a roof. We check the posts, beams and footings and reinforce them before the room goes up.
A room you can heat and cool like the rest of the house, with insulated glass and a solid roof. We talk through outlets, lights and cooling on the first visit.
A lighter way to close in a patio, with walls and windows under a solid cover, for meals, hobbies or a quiet office. It's simpler than a full addition.
A glass-roofed room that lets in the most light, good for plants and bright mornings. Afternoon sun can make it hot, so we talk through roof glass and shading first.
A solid or lattice cover that shades the patio and the furniture under it. If you think you'll want walls later, tell us, and we'll plan the posts for it.
On the first visit I look at the yard, the sun and the way the house opens to it, then tell you which room type makes sense there.
Vinyl frames are low upkeep, don't need painting and hold up well in dry Southern California sun. They're a sensible choice for a three season room on a patio slab.
Send the form and we'll reply within one business day to set a time. I come out, measure, look over the slab or deck and talk through room types, then we send a written estimate, free and with no obligation.
We're licensed and insured and have been in business since 2013, starting with screen rooms and patio covers for neighbors in Mission Viejo. Satisfaction guaranteed on every job.
Know roughly how you'd use the room, mornings with coffee, family meals or a quiet office, and I'll match it to a screen, three season or four season room on that first visit.
If you'd rather ask a few questions first, call (949) 619-8191. We're open Mon–Fri 6 AM–9 PM and Sat–Sun 8 AM–10 PM.
These come up before most Lake Forest sunroom jobs, from contractor licenses and down payments to the building code and fire maps.
California's Contractors State License Board licenses contractors for work in Lake Forest, as it does across the state. When you compare sunroom contractors, the state license from that board is the one to ask about, because the board is who licenses and regulates the construction trade in California.
The state board caps a contractor's down payment at $1,000 or 10 percent of the contract price, whichever is less. Any other payments have to be clearly listed in the contract and tied to work already done or materials already delivered to your home. The board says these rules apply to all home improvement projects, so they cover a sunroom too.
The 2025 edition of the California Building Standards Code, known as Title 24, took effect January 1, 2026, and it covers home projects in Lake Forest. The state's list of local ordinances also shows one for Lake Forest, so the city is the place to ask about its terms. We file the permits and book the inspections with the city.
Ask the City of Lake Forest, because the State Fire Marshal sends people to their local jurisdiction for information on a specific area. A map dated March 2025 shows the Fire Hazard Severity Zones the Fire Marshal identified in Lake Forest, and it's worth checking where your address falls before you plan an outdoor room.
These are the cities with their own page on our site, and we work in other Orange County cities too. If yours isn't listed, call or send the form and ask.
Call (949) 619-8191 or use the form, and tell us if it's a patio or a deck so I know what to check first.
