Sunroom additions
A sunroom addition ties a new room into the back of your house, so I look at the wall, the roofline and the slab together before we suggest a size.
Apex Mission Viejo Sunrooms and Patios builds sunrooms, screen rooms, patio enclosures and patio covers for Irvine homeowners, mostly on patios and decks that sit unused, and we're based nearby in Mission Viejo.

Irvine calls usually start the same way. There's a patio slab or a deck out back that hardly gets used, and the homeowner wants a room they'll sit in every week. My job on the first visit is to tell you which kind of room makes sense there, and that's often smaller than the biggest one the yard could hold.
The price moves with the room's size, whether it's a screen room, a three season room or a four season room, the glass and roof you pick, and the shape your slab or deck is in. The schedule mostly turns on the city's permit review, your HOA's approval if you need one, and any base repair that has to happen before walls go up. The written estimate puts your own room on paper.
Building permits here come from the city's Community Development Department. We're a sunroom contractor based in Mission Viejo and work across the Orange County cities around it, from Lake Forest to Costa Mesa, with the same crew on every build.
A sunroom is only as good as the slab or deck under it, so I look it over on the first visit and tell you then if it needs work.
We file the permit and book the inspections with the city, and if the city needs something from you, we tell you early instead of the week the build starts.
A lot of Irvine homes sit in HOA communities, so we let you know early what your HOA will want from you and approval doesn't hold the room up later.
A sunroom addition ties a new room into the back of your house, so I look at the wall, the roofline and the slab together before we suggest a size.
A four season sunroom is insulated and glazed to be used like any other room in the house, which suits a family room or home office off the kitchen.
A three season sunroom skips full insulation and keeps the walls lighter, which keeps the cost down for a room you'll mostly use for coffee and evenings outside.
With a patio enclosure, we close in the covered patio you already have with walls, windows and a door, reusing the cover and slab when they're sound.
When a backyard has an odd footprint or the house has an angled back wall, a custom sunroom is built to that shape instead of forcing a standard layout to fit.
For sunroom construction, our own crew builds every room from the base up, frame to glass to trim, so you're not handed off to a stranger once the estimate is signed.
Sunroom remodeling fixes the tired glass, failing seals or floor nobody likes in an older room, and we keep the frame when it's still sound so you're not paying twice.
Screen room installation is the lightest way to use a patio again, with screen walls that let air through and keep bugs out, and it's where I started in this trade.
A patio-to-sunroom conversion is our most common Irvine call, and it starts with checking that your slab can carry walls and a roof before anything else.
A deck-to-sunroom conversion only works if the deck's framing and footings are up to the load, so I look under the boards before we talk about glass.
An all season room is built to be comfortable in every month of the year, for homeowners who want one more real room in the house rather than a porch.
An enclosed patio room closes in an outdoor sitting area with windows and a door, giving you a spot for meals or guests without the scope of a full addition.
A solarium installation puts glass in the roof as well as the walls for the most light, and the roof glass you pick decides how warm the room gets.
Patio cover installation puts shade over a slab you already use, and it's a sensible first step when a full room is more than you need right now.
With sunroom design, I tell you on the first visit what kind of room fits your yard, then we size it to how you'll actually use it week to week.
Vinyl sunrooms have frames that never need painting and clean up with a hose now and then, which suits homeowners who want the room without another chore.
Send the form and we'll reply within one business day to set a time. I come out, measure, check the slab or deck and talk through room types, then we send a free written estimate with no pressure and no obligation.
I look at every job in person, so your questions on the first visit get answered by someone who's been building these rooms since 2013.
I'd rather you end up with a room you sit in every week than the biggest one we could sell you, and the estimate is written that way.
We're licensed and insured, our own crew does the build, and satisfaction is guaranteed on every job, so you know exactly who is working on your house.
These are the questions Irvine homeowners ask before a sunroom goes up, mostly about permits, contractor licenses and what the city wants on the roof.
Most likely, because the city requires permits for most construction its codes cover, and patio covers need one at any size. To confirm your exact plan, call the city's permit line at (949) 724-6313 or check its list of permit exemptions. Even work that skips a building permit can still need its own electrical permit for outlets and lights.
Yes. The state contractors board requires a license for any job that needs a building permit, uses employees or runs $1,000 or more in labor and materials, which covers nearly every sunroom. Irvine also wants every business working in the city to hold a city business license, so it's fair to ask about both.
On a home improvement job, the state says a contractor can't ask for or accept a down payment above $1,000 or 10 percent of the contract price, whichever is less. If someone wants more than that before work starts, that's a good reason to slow down and check who you're hiring.
Irvine's code calls for Class A rated material on all new roofs, the top fire rating a roof covering gets. Replacing less than half a roof in a year needs Class A too, unless the roofing that stays is Class B or lower. We go over roof material with you at the estimate, so the room is planned around that rule from the start.
The cities below have their own pages, but they aren't the only places we work, so call or send the form with your address if yours isn't listed.
Call (949) 619-8191 or send the form, and we take calls on weekends too, so you can set up the visit when you're home.
