Check your fire hazard zone
The city's newer maps changed its Very High fire zones and added High zones. Look up your address on the city's fire zone maps and bring your zone to the estimate.
Got a patio you hardly use because it's too hot or too cold? We build an insulated, heated and cooled room you'll actually sit in.

A four season sunroom is a fully enclosed room off your house with heating, cooling and all weather windows, and at Apex Mission Viejo Sunrooms and Patios we build them in Mission Viejo so you can use the room in July and January alike.
The price comes down to three things: the size of the room, what's under it and how you'll heat and cool it. More glass, better glass and a base that needs work all push it up. The schedule usually turns on the city permit, your HOA's review if you have one, and whether we have to fix the base before we can frame. I measure and look it all over on site, and the written estimate gives you your own figure.
We're licensed and insured. Mission Viejo takes all permits and inspections online, so we file the permit and book the inspections with the city ourselves, and we tell you early if the city or your HOA needs anything from you.
I started with screen rooms and patio covers for neighbors on weekends and made it a full business in 2013, learning this trade on real jobs, one patio and one deck at a time.
I look at every job myself and our own crew does the build, so nothing gets lost between the person who sized up your yard and the people framing your room.
That's our promise on every room we build, and it starts with recommending the room you'll use every week, not the biggest one we could sell you.
I start under the room, because a sunroom is only as good as the slab or deck it sits on. If the base needs work, you'll hear it from me on the first visit, not after the walls go up.
A room you heat and cool year round depends on its shell, so our crew puts the insulation and the right glass in while we build instead of leaving them for later. If you don't need heat or air, a three season sunroom or a simpler patio enclosure costs less, and I'll tell you when one of those is the better fit for how you'll use the space.
If you live in an HOA, we start their review at the same time as the city paperwork so neither one holds up the other. That keeps the build moving once the approvals land.

Mission Viejo starts from the state's building codes and changes them further for its own climate, ground and hillsides. Our crew builds to the city's version, not a plan written for somewhere else.
Most of our calls come from homeowners with a patio or deck they barely touch. Closing it in as a heated and cooled room gives you somewhere to sit any month, if the base can carry it.
We're based in Mission Viejo and build the same rooms across the Orange County cities around it, from Lake Forest and Laguna Niguel to Rancho Santa Margarita and San Juan Capistrano.
We reply within one business day to set a visit. I measure, check your slab or deck and talk through the room with you, then we send a free written estimate with no obligation.
Your address, the room size you're picturing, whether there's a patio slab now and any HOA rules. That lets me spot the big cost and schedule questions on the first visit.
I come out to every job in person, and our own crew does the build, so what I see on the visit carries straight through to the room we put up.
You'll hear on the first visit which room type fits your yard and the way you'll use it, even if that's smaller than the room you first asked about.
Browse example glass layouts, roof styles, framing finishes and patio enclosures to point at when we talk through your own room.
Straight answers to what Mission Viejo homeowners ask before they commit to a heated and cooled sunroom.
A four season sunroom is heated and cooled and has all weather windows, while three season rooms, enclosed porches and enclosed patios usually aren't heated or cooled and have uninsulated windows or screens. Conservatories and solariums generally mean the same kind of room as a four season one. If you want to sit out there every month of the year, go four season.
A sunroom in Orange County usually costs about $17,000 to $120,000, and that range covers every sunroom type across the county. Larger rooms that need a foundation and have heating and air conditioning sit toward the higher end. Your written estimate gives your own number once I've seen your yard and your base.
Now. Highly insulated windows and insulation in the walls, floor and roof are much easier to put in while the room is being built, and adding them later can often cost more. That's why we settle those choices in the first design rather than treating them as an upgrade down the road.
Often yes, if your home is in an HOA, since many Orange County communities require architectural review for exterior additions. One builder advises starting that review when the city permit goes in, because either one can hold up the other, and that's how we run it. Bring your HOA's rules to the estimate so I can plan around them.
Often, if the slab is in good shape, and a room on an existing slab costs less than one that needs new footings. One builder says foundation condition is the cost most homeowners underestimate, so I look over your slab or deck on the first visit and tell you then if it needs work.
It doesn't have to, if the glass and shading are right. Low-e coatings reflect infrared heat while still letting light in, which cuts the cooling load and slows fading on floors and furniture. On east or west glass that roof eaves can't shade, vertical window attachments work at any time of day because the sun can't get around them.
We pick up evenings and weekends, so call (949) 619-8191 after work or send the form with your address and room size.
